Guanacaste Luxury Real Estate & Beachfront Villas

Dry-season sun, direct flights and the Pacific coastline.

Overview

Guanacaste is Costa Rica's most internationally traded province, largely because Liberia airport puts North American cities within a direct flight and the dry season is long and reliable. The coastline runs from Papagayo south through Flamingo, Tamarindo and Nosara, each with a distinct character and buyer.

The practical questions here are rarely about design. They are about title type, water concession, road access in the green season, and whether a property sits inside the maritime zone — which is state land held under concession, not freehold.

What matters in Guanacaste

  • Direct international access

Liberia (LIR) serves seasonal and year-round direct routes from North America, which shortens travel for owners and guests.

  • Titled vs concession land

The first 200 metres from the high-tide line is the maritime zone. Ownership there is by concession with its own rules; freehold titled land behind it is a different asset.

  • Water availability

A water letter or well concession is essential for building. Confirm supply in writing before purchasing land.

  • Two seasons, two realities

Access roads, rental demand and construction schedules all change between the dry and green seasons.

Frequently Asked Questions

Can foreigners own property in Costa Rica?
Yes — foreign buyers hold the same freehold ownership rights as nationals outside the maritime zone. Buying property does not by itself grant residency. Concession property within the maritime zone follows separate rules and restrictions.
What is the maritime zone?
A 200-metre public strip measured from the high-tide line. The first 50 metres cannot be built on; the remaining 150 may be held under municipal concession with limits on foreign participation. We identify which regime applies before any offer.
How important is the water letter?
Decisive. Without a confirmed water concession or letter from the local provider, a parcel may not be buildable regardless of its title. We treat it as a condition, not a detail.

Calle International provides real estate advisory. We do not provide legal, tax or immigration advice, and we recommend independent qualified counsel in the jurisdiction concerned.
