Where global energy meets coastal living.

Speak with us about Miami

Why Miami

Miami has become the meeting point of the Americas: a city where capital, culture and coastline converge. For international buyers it offers currency stability, deep liquidity and a lifestyle lived largely outdoors.

  • A genuinely international city where Spanish, English and Portuguese share the same table.
  • A mature, transparent market with clear title, financing options and established legal process.
  • No state income tax, and a business community that has grown well beyond finance and trade.
  • Direct connectivity to Latin America, Europe and the rest of the United States.

Lifestyle

Mornings on the water, afternoons in Design District showrooms, dinners that begin late and end well. Miami rewards those who want a city and a coastline in the same address, with world-class art, restaurants and wellness within a short drive of the front door.

Investment

Demand is driven by domestic migration, international capital and a constrained waterfront supply. We focus on well-located condominiums with credible sponsorship, branded residences with rental flexibility, and single-family waterfront where land value underpins the price.

Neighborhoods

Property Types

  • Waterfront condominiums

Bay- and ocean-facing towers in Brickell, Edgewater and Sunny Isles Beach, usually with full amenity programmes and flexible lease terms.

  • Branded new developments

Pre-construction residences released in phases, often with staged deposits during the build period.

  • Single-family homes

Coconut Grove, Coral Gables and the Beach islands, where land, canopy and school catchments drive value.

  • Income-oriented apartments

Well-located one- and two-bedroom units bought to hold and lease annually rather than short-term.

Featured Developments

  • Bayfront branded residences, Edgewater

Hotel-serviced ownership with flexible rental terms.

  • Boutique tower, Coconut Grove

    Forty-two residences, private marina access.

  • Oceanfront tower, Sunny Isles Beach

    Full-floor plans with double-height terraces.

International Buyer Considerations

What we walk through with clients before an offer. None of it replaces qualified local legal, tax or immigration advice, which we always recommend you take in the jurisdiction itself.

  • Florida places no restriction on foreign ownership: non-residents may buy in their own name, through a trust or through a US entity, and each route carries different tax consequences.
  • Some international buyers pay cash; others use foreign-national mortgage programmes, which typically require a larger down payment and reserves.
  • Recurring costs deserve early modelling: property tax, condominium association dues, insurance and, in coastal buildings, reserve contributions.
  • Short-term rental rules are set building by building and city by city, so confirm what a specific address permits before underwriting rental income.

Frequently Asked Questions

Can foreigners buy property in Miami?
Yes. There is no citizenship or residency requirement to own real estate in Florida, and buying property does not by itself grant a visa or residency. Ownership structure — personal name, trust or company — should be chosen with a US attorney and cross-border tax adviser before you sign.
How much do closing costs add to a Miami purchase?
Plan for a package of title, recording, inspection and legal fees on top of the purchase price, plus prorated taxes and association dues. New developments also carry developer closing contributions. We ask the closing agent for a written estimate early so the figure is never a surprise.
Is pre-construction a good entry point?
It can be, because deposits are staged and pricing is set at launch, but it also means committing years ahead of delivery. We look at the developer's completed record, the deposit schedule, escrow protections and what comparable finished buildings resell for.
Which Miami neighborhoods suit international buyers best?
Brickell and Downtown for walkable city living, Edgewater for newer waterfront towers at relatively better value, Miami Beach and Sunny Isles for beachfront, Coconut Grove and Coral Gables for family houses, Wynwood for design-led urban apartments.
Can I rent the property when I am not using it?
Often yes, but the rules come from the condominium documents and local ordinances rather than from the state. Minimum lease terms range from days to a full year depending on the building, so we verify this per address before you commit.
