What Advisory Means Here
We are not a listing portal and we are not tied to one developer's inventory. Our value is in narrowing: understanding how you intend to use the property, which markets actually fit that intention, and which of the available options survives honest scrutiny.
Purpose before property
A second home used six weeks a year, a relocation base and a pure investment position lead to different cities, different buildings and different ownership structures. We settle purpose first.
Cross-border reality
Currency, financing access, transfer taxes, holding costs, rental restrictions and exit liquidity vary sharply between our five markets. We put those numbers side by side before you fall in love with a view.
Local counsel, always
We coordinate with independent attorneys, notaries and tax advisers in each jurisdiction. We do not give legal, tax or immigration advice, and we are direct about where our role ends.
Discretion
Introductions, negotiations and personal circumstances stay private. Much of what we work on is never published.
