Costa Rica abolished its army in 1948 and spent the following decades investing in education, healthcare and conservation. That decision still shapes the property market: a stable democracy, a strong rule of law and a coastline where a quarter of the land is protected.
Scarcity you can see
Roughly a quarter of the country is under protection, and much of the coast falls within a maritime zone that cannot be titled. The supply of genuine ocean-view, titled land is therefore fixed in a way few markets can claim.
Demand that arrives by plane
Direct flights from North American hubs into Liberia put Guanacaste within a morning's travel of most of the United States. That access underpins both tourism income and resale liquidity.
