After a decade of small units and large amenity decks, Miami's new supply has turned back towards space. Developers are competing on ceiling heights, flow-through plans and terraces deep enough to actually use.
Branded residences
Hotel operators now anchor a significant share of new towers. For owners who travel, the service model and the rental flexibility often matter more than the name on the door.
Boutique buildings
The most interesting projects are the smallest: forty to sixty residences, a single architect, and a shared dock or garden instead of a fifty-thousand-square-foot amenity floor.
What to check in pre-construction
Sponsor track record, deposit escrow terms, the assignment clause and the delivery schedule. A strong location cannot rescue a weak contract.
