Miami

Edgewater Waterfront Condominiums & Penthouses

Open bay water, minutes from the Design District.

Overview

Edgewater runs along Biscayne Bay between Downtown and the Design District, and it is where buyers go when they want unobstructed water rather than a skyline view. The bayfront parcels are largely built out, which means new supply arrives slowly and existing east-facing lines hold their advantage.

It is a quieter address than Brickell — more residential, fewer offices — with Margaret Pace Park on the water and the Design District, Wynwood and Miami Beach each a short drive away. Buyers here tend to be personal users first and landlords second.

What matters in Edgewater

  • Direct bay frontage

East-facing lines look over open water rather than across other towers, which is increasingly rare this close to Downtown.

  • Limited remaining bayfront land

The waterfront strip is nearly fully developed, so new competing supply is constrained.

  • Central without being commercial

Design District, Wynwood, Downtown and the causeways to Miami Beach are all within a short drive.

  • Boutique tower stock

Several buildings have few units per floor, which changes both privacy and association economics.

Frequently Asked Questions

How is Edgewater different from Brickell?
Edgewater is residential and water-facing; Brickell is a working district with denser towers and stronger walk-to-office demand. Edgewater suits owners who will use the home themselves; Brickell suits investors underwriting annual leases.
Does bay frontage affect insurance?
Yes. Coastal exposure influences windstorm and flood premiums, and older towers may carry additional structural reserve obligations. We ask for the current insurance and reserve position before an offer.
Are penthouses in Edgewater a good long-term hold?
Scarcity helps: there are few of them, and the bayfront land behind them is largely built out. But penthouses are a thinner resale market, so the holding horizon matters more than in standard lines.
