Brickell Luxury Condos & Investment Property

Miami's financial district, lived vertically.

Overview

Brickell is the densest concentration of new residential towers in Miami and the address most international buyers consider first. Banks, law firms and family offices sit within walking distance of the buildings themselves, which is why apartments here lease consistently to professional tenants rather than depending on seasonal demand.

The trade-off is that Brickell is a tower market: two apartments in the same postcode can behave very differently depending on the building's age, reserve position, association dues and view corridor. Our work here is mostly about building selection, not neighbourhood selection.

What matters in Brickell

  • Walkable and rentable

Offices, restaurants, the Metromover and Brickell City Centre are all on foot, which supports year-round annual leasing rather than short-season rental.

  • Building matters more than street

Association dues, reserve funding and the 40-year recertification schedule vary widely; two towers a block apart can carry very different long-term costs.

  • View corridors are finite

Bay and river views are increasingly blocked by newer towers, so we check what is approved on adjacent parcels before recommending a line.

  • Short-term rental rules differ by building

Some Brickell towers permit flexible terms, others require annual leases. This is a building bylaw question and must be confirmed in writing.

Frequently Asked Questions

Can a foreign buyer purchase a condo in Brickell?
Yes. Florida places no restriction on foreign ownership, and a purchase can be made personally, through a trust or through a US entity. Each structure carries different tax consequences, so we ask you to take US legal and cross-border tax advice before signing.
What ongoing costs should I model in Brickell?
Property tax, condominium association dues, building insurance, and in older towers, reserve contributions tied to structural recertification. We request the association's budget, reserve study and recent minutes before you commit.
Is Brickell better than Miami Beach for rental income?
They serve different tenants. Brickell leases mainly to professionals on annual terms, which is steadier and easier to underwrite; the Beach depends more on seasonal and lifestyle demand. Which suits you depends on whether you want predictability or flexibility of personal use.

Calle International provides real estate advisory. We do not provide legal, tax or immigration advice, and we recommend independent qualified counsel in the jurisdiction concerned.
